The building is situated on a secondary residential road of Larnaca, visible from a major entrance avenue.
The client’s brief consisted of a combination of offices and a small apartment at the 1st floor, 2 apartments at the 2nd and 3rd floor , a roof terrace with bar and provision for Jacuzzi, for social gatherings and relaxation.
The main living spaces were oriented on the north and east on the 2 perpendicular roads, allowing more open views and deeper perspectives on the city and neighborhood.
The main architectural characteristics aimed for the apartments, were open plan spaces, with generous openings and outdoor sitting areas.
While flexibility and proper zoning were a priority for the offices, destined for a graphic designers company. The offices had to accommodate specific functions and relation to each other, separating the more public and administrative area, to the designers more quiet area.
The main aesthetic challenge was to combine harmoniously the 2 different uses. The simplified shape of the 1st floor and angled curtain wall subtly expresses the commercial use, while contrasting with the generous verandas overhangs of the above residential floors.
A folding wall forming a “reverse gamma” at the north façade, frames the verandas up to the bar canopy of the roof terrace, hence marking the entrance. While the horizontals at the ground floor create an inviting sense to the main entrance, from both perpendicular roads.
The integration of the photovoltaic panels were carefully considered in such a way to make free space for the roof terrace and other technical features on the lower roof.
